1 — Core Summer Inspection Priorities

Refrigerant (Freon) checks — have a qualified refrigeration technician confirm charge, leaks, and operating pressures. Door seals & door anchors — inspect gaskets, hinges, latches, closers, and anchor stability. Caulking & panel seams — reseal failing joints around doors, wall penetrations, and exterior seams to reduce warm air and moisture intrusion. Condenser / airflow — clear debris, confirm fan operation, and maintain airflow around the compressor compartment. Drain pan & drain line — clean debris and confirm the line is flowing freely.

2 — Why Moisture Builds Up in Coolers

High humidity, frequent door openings, poor gasket seal, failed caulking, blocked drains, or improper drain pitch can all increase moisture. Under normal conditions, hot refrigerant gas passes through an internal pan, evaporating collected moisture — but in high-humidity climates or during heavy door traffic, water may build up faster than the unit can evaporate it.

3 — Drainage & Overflow Requirements

Use the unit's 0.75″ NPT external drain connection near the compressor compartment when overflow conditions are present. Any field-piped drain line must be adequately sloped. If the installation is exposed to freezing temperatures, wrap the line with heated trace wire. Outdoor units include a standard “P” trap that must be maintained with a liquid seal. 4 — Routine Maintenance & Parts Sourcing

Clean debris from the drain pan and verify the line is clear to help prevent stagnant water or ice. Review the official startup documentation for refrigerant limits and P-trap installation steps. OEM replacements — including damaged drain-pan components — can be sourced through the Parts Town catalog or via AMC Tech Support. Keep a documented service schedule for seasonal inspection and preventive maintenance (full maintenance schedule).

5 — Customer Notes (Log With Every Service)

Record on the printed bulletin: unit location (indoor / outdoor) • last service date • service company • moisture observed (yes / no) • notes. If you would like to troubleshoot further, first confirm whether your unit is an indoor or outdoor model, then call us.
